We have a track record of raising equity capital and securing debt financing for real estate and start-up business by attracting funds both locally and abroad. Our solutions range from plain-vanilla bank loans to sophisticated debt structures with cross-border, mezzanine and syndication components. All partners make substantial personal investments in the projects and we offer full alignment of interests between partners and new equity investors.

Harvesting & Exiting

In the market downturn we have developed and sold two office projects to international investors and two boutique residential buildings at market leading yields. We have a history of successfully exiting start-up businesses in Romania and we currently hold a portfolio of fifteen income generating properties.

Master planning and conceptual design

As a group, we have successfully transformed over 8 million sqm of land into projects with zonal approvals, across all real estate sectors including mixed use residential, retail, office and industrial developments. We succeeded in doing so due to market research, design that fits the surrounding environment and by meeting project objectives in terms of phasing, quality and flexibility.

Detailed oriented project and cost management

Our experienced project managers tackle a wide variety of real estate projects with the skill and efforts needed in order to ensure the desired quality. Our standard procedures and documents, developed over a long history of working with institutional partners, allow us to structure and manage even the most complex of building constructions. This approach allowed us to successfully deliver and handover Class A products considered market benchmarks.

General Constructor Tendering and Monitoring

We work with local and international contractors, covering all methods of procurement including general contracting, design and build, construction management and management contracting. This has involved the full control of the pre qualification, tendering, appointment, construction and handover phases required for successfully managing the construction workforce.

The excellence of on time and in budget execution

We establish the project objectives in terms of time, quality and cost from the feasibility outset so that we can filter these targets to the design and construction team. With our cost modeling exercises, we can accurately forecast costs and track full expenditure during each phase of the project, so we can deliver our projects within budgetary requirements. We have a track record that shows our added value in this regard.

Asset Acquisition

Through our wide and well established network of realtors we get first right of refusal on most properties becoming available on the market. This allows us to secure blue chip assets at attractive and viable prices.

Due Diligence

We have in house capabilities and dedicated personnel to carry out legal, technical and financial due diligence, as well as external partners that can provide timely advice and support when required.

Land Development

We have intermediated and successfully closed land transactions for 80 international big food retail stores. We manage complex projects from land acquisition to permitting and exit to retail park operators. Our experience in this regard allows us to handle the most elaborate projects.

Leasing and Sales Strategy Definition and Execution

Our team has been involved in the strategy and sales of over 200 real estate projects in Romania. We have a solid customer retail and individual network, with a proven sales record and fame for getting the job done. We have transacted over 5 million sqm of land, managed the leasing of over a million sqm and the sale of over a thousand apartments.
